Why summer
Ambient temperatures push water heater tanks and supply lines to their limits, while apartments left empty during summer holidays mean a small leak runs for weeks before anyone notices. The combination is what turns a AED 400 hose into a AED 40,000 claim.
Five checks that prevent most of it
- Replace washing machine and dishwasher hoses every five years
- Check the water heater's pressure relief valve and the age of the tank
- Close the main stopcock before any absence longer than a week
- Reseal the shower tray and bath silicone annually
- Look under sinks monthly for staining or swelling in the cabinet base
What the policy covers
Householder's insurance typically covers the resulting damage — flooring, cabinetry, contents and your liability to the unit below. It does not cover the failed component itself. The burst hose is yours; everything the water ruined is the insurer's.
The clause to check before you travel
Many policies contain an unoccupancy condition: cover is reduced or suspended if the property is left empty beyond a stated number of consecutive days, often 30 or 60. If you spend the summer abroad, read this clause before you book.
